CASH PAYMENT RESERVATION
1. Days 1 –7 (from reservation date)
To complete the reservation transaction of your unit, you must submit the following documents to your agent to facilitate the documentation process:

  • Your signed Request to hold property, Condominium Purchased Application Form 9 (CPAF), Deferred Cash Application Form (DCAF), Loan Application Form (LAF), Provisional Reservation ( PR )AND reservation fee.
  • Signed Computation Sheet
  • Signed Lay out and Site Development Plan
  • Photocopy of Passport
  • Either a photocopy of your Tax Identification No. (TIN) or BIR Form 1904
  • Photocopy of one (1) valid Government Issued ID

Once all your requirements have been submitted, your agent shall endorse your documents and all other necessary requirements to the proper sales channels for the preparation of the Deed of Absolute Sale (DOAS).

2. Days 7-15 (from reservation date)
Once your documents have been properly endorsed, it will usually take 1 week  to prepare your DOAS. While your documents are being drafted, we will be sending you a copy of the Reservation Agreement and our “Welcome Letter” to thank you for choosing DMCI Homes and to remind you that all documentary requirements and payments must be completed within the 30-day time frame.

3. Days 16-30 (from reservation date)
At this time your Deed of Absolute Sale will be released to you. You shall be given fifteen (15) days to review the Deed of Absolute Sale. Should the documents be in order,you will need to sign and return these to your Agent.

Upon clearance of the full payment, you will be issued a Clearance for Turnover. You will then be endorsed to our PMO-Turnover Group so you can inspect your unit.

IN HOUSE FINANCING PROCEDURES

1. Days 1 –7 (from reservation date)
To complete the reservation transaction of your unit, you must submit the following documents to your agent to facilitate the documentation process:

    - Only ID’s not expiring within the next sixty days (60) days will be accepted.
• Notarized Special Power of attorney (SPA),if applicable
• Proof of Billing Address.
• Signed / notarized DOU (In the absence of P.D.C.s)

Once all your requirements have been submitted, your agent shall endorse your documents and all other necessary requirements to the proper sales channels for the preparation of the CTS. DOAS shall be prepared only when payments have been completed in reference to the agreed upon terms.

2. Days 7-15 (from reservation date)
Once your documents have been properly endorsed,it will usually take 2 –4 day business days to prepare your CTS. While your CTS is being drafted,we will send you a copy of the Reservation Agreement and our “Welcome Letter”to thank you for choosing  Filinvest Land Inc or Filinvest Alabang Inc. to remind you that all documentary requirements and payments must be completed within the 30-day timeframe.

3. Days 16-30 (from Reservation Date)
At this time your CTS will be released to you. You shall be given fifteen (15) days to do the following:

• Review and Evaluate the terms and conditions in the CTS
• Prepare the required number of post-dated checks.
(In the absence of PDC, signed DOU must be submitted)

Should the documents be in order, you will need to sign and return these to your Agent. Upon clearance of the required down payment, you will be issued a Clearance for Turnover. You will then be endorsed to our PMO-Turnover Group so you can inspect your unit.


DIRECT BANK FINANCING PROCEDURES

1. Once you have chosen you preferred bank from the list of Filinvest Land Inc accredited banks, your Agent wull secure an application from which you will need to fill out.

2. Your Agent will closely coordinate with you on the bank requirements you will need to submit once you have duly accomplished the application form. Your seller will compile all the requirements of your preferred bank. The following are the list of requirements required by most banks:

Information on Personal Data & Income
If Employed (within the Philippines)
  • Certificate of Employment (COE) indicating annual salary and position
  • Latest Income Tax Return (ITR)
  • Pay slips (last two months)
  • Proof of Billing Address (e.g. Meralco,credit card,etc.)

If Overseas Filipino Worker (OFW)
  • POEA Authenticated Contract (seaman)
  • COE Authenticated by Philippine Consulate (direct-hired)

If Self-Employed
  • Business Name (DTI) or SEC Registration
  • Articles of Incorporation and By-laws with SEC Registration Certificates
  • List of Trade References (at least 3 names & telephone numbers of major suppliers &/or
customers)
  • Audited Financial Statements for the past two years
  • Bank Statement for the last six months
  • Proofs of billing address (e.g. Meralco,credit card,etc.)

Information on the Collateral (to be secured from the developer)
  • Two (2) clear photocopy sets of Transfer Certificate of Title (all pages including blank pages
with the book and page / volume number indicated on the front page)

For Condominium
  • Photocopy of Condominium Certificate of Title (CCT)
  • Certificate of Consent and Updated payment of Monthly Dues from Condo Corp.

After submitting your requirements to your Agent, you will wait for notification of loan approval from your Agent which normally takes 12 to 14 working days.

Once you have secured the bank’s loan approval, kindly submit the following requirements:

Signed bank’s loan documents (Deed of Assignment, promissory Note, Real Estate Mortgage, Special Power of Attorney, etc.) and express conformity to
the Letter of Guarantee (LOG).

Submit approved requirements of your preferred bank, such as:
  • Post-dated checks
  • Mortgage Redemption Insurance (MRI)
  • Insurance of the property to be financed - For Condominiums, Fire/Earthquake Insurance endorsement, Policy & Photocopy of the Official Receipt can be obtained from the Office of the Property Manager. For Completed House & Lot, Townhouse, insurance should be obtained from a reputable/accredited insurance company.

You will pay bank charges which include Documentary Stamp Tax, Notarial Fees & Mortgage Fees.

Our finance department will require the following requirements:
  • Issue post dated checks (PDC) payable to the Developer to cover the down payment / equity portion
  • Settle unpaid equities
  • Settle transfer fees to the Developer / Seller
  • Sign Contract to Sell / Deed of Sale

Our Finance Department shall forward to the bank the duly signed LOG & Deed of Undertaking (DOU) accompanied by your latest Statement of Account.

Owning a Filinvest Land Inc or Filinvest Alabang Inc. can be done through the Home Development Mutual Fund (Pag-Ibig), below are the documentary requirements for Pag-Ibig Financing.

2. Days 7 – 15 (from reservation date)
Upon receipt of complete documents, Our Finance Asst. will prepare an Evaluation Sheet based on PAG- IBIG guidelines.

If your documents are in order,  will issue a Notice of Approval. Once your documents have been properly endorsed, it will usually take 2 – 4 day business days to prepare your contract to sell (CTS). While your CTS is being drafted, we will be sending you a copy of the Reservation Agreement and our “Welcome Letter” – this serves as our “Thank You” letter and as a reminder to you to always have constant coordination with your Property Consultant (PC) about timelines and steps in the sales process.

If disapproved, will issue Notice of Disapproval or if with deficiency, Notice of Deficiency. You will have the option to either cancel transaction or change terms of payment or continue In-house terms.

Our Finance department will prepare your PAG IBIG documents/ agreements and send these back to you for your signature.

At this time forwarded documents will be reviewed by the HDMF for approval and signing.

If HDMF disapproves, you will be advised that you have the option to change your terms of payment or tocancel transaction.

If you are given an approval by the HDMF, your signed documents will be forwarded to Legal for request for annotation of Deed of  Assignment on the CCTs/TCTs.

Upon receipt of title with annotation from Legal, your documents will be returned to HDMF for final review & processing of check.

3. Days 16-30 (from reservation date)
At this time your Contract to Sell will be released to you. You shall be given fifteen (15) days to do the following:
    • Review and Evaluate the Contract
    • Prepare the required number of Post – Dated Checks
    • Review the Deed of Absolute Sale

Should the documents be in order, you will need to sign and return these to your PC. Please be reminded that your account cannot be considered closed unless you submit the required sales documents and PDC’s (If Applicable). Upon clearance of the full payment or required % DP you will be issued a Clearance for Turnover, from which you will be endorsed to our PMO-Turnover Group for your units punchlisting.
